Conveyancing is the legal process involved in transferring ownership of a property. I can assist with residential sales, purchases, remortgages and other residential property matters from instruction through to completion.
How much will my conveyancing cost?
The cost depends on the type of transaction and any additional work required. You can use the quote calculator above to get an initial estimate based on your circumstances. Your final costs will be confirmed before you instruct.
Are there any additional fees?
There may be additional fees or disbursements depending on your transaction, such as searches, Land Registry fees, bank transfer fees or additional leasehold work. Your quote will show the costs that apply based on the information you provide.
What are disbursements?
Disbursements are costs paid to third parties as part of your conveyancing, rather than legal fees. These can include property searches and Land Registry fees. Where applicable, they will be shown separately in your quote.
Do you deal with both freehold and leasehold properties?
Yes. I can assist with both freehold and leasehold residential transactions. Leasehold matters usually involve additional work, so an additional fee may apply.
Can you help if I'm buying with a mortgage?
Yes. I can assist with purchases involving a mortgage. Searches and other lender-related requirements may apply depending on your lender and the property.
Do you offer fast-track conveyancing?
Yes, fast-track conveyancing may be available, including one-week completions where the circumstances of the transaction allow. Get in touch before instructing if you have a specific deadline.
Can you help with a new-build property?
Yes. New-build purchases can be handled, although they involve additional legal work and an additional fee may apply.
Can you help with an auction property?
Yes. I offer an Auction Pack Review for £250, allowing the legal pack to be reviewed before you bid. If you go on to purchase the property, the conveyancing work is quoted separately.
Do I need to be based in Lancashire?
No. I am based in Preston, Lancashire, but residential conveyancing services are available to clients across England and Wales.
